And even then, they may be holding some inventory close to the vest. A Realtor can do all of this work for you, creating a comprehensive list of every community and home available, saving you a lot of time and headache.

  • A Realtor can help you negotiate extras. Some builders price their homes with thousands of dollars in wiggle room while others don't have any negotiation ability at all. While each builder is different, a Realtor with new construction expertise understands each different business model, knows how to get their bottom line and can ensure you are getting the best deal possible.

  • The Sales Counselor is the builder's employee. It's vital you hire someone to advocate for your best interest, because at the end of the day that's what the sales counselor will be doing for the builder (their employer).
